Senior Project Development Manager – Residential Tower Project Erbil, Kurdistan Region of Iraq We are working exclusively with a private regional developer to appoint a Senior Project Development Manager for a significant residential tower development in Erbil. This is a client-side role with responsibility for driving the project through the development lifecycle, coordinating the commercial, design, technical and delivery workstreams while maintaining control of programme, quality and development objectives. The successful candidate will act as a central point between the developer's leadership team, consultants, designers, contractors and other project stakeholders. The role requires someone who understands how residential developments come together commercially and technically, rather than a candidate whose experience has been limited to pure construction delivery. Key responsibilities will include: Lead the day-to-day development management of multiple major residential tower project. Manage the project across design development, procurement, construction and handover. Coordinate architects, engineers, project managers, cost consultants and other external advisers. Challenge and manage design development against budget, programme, constructability and the project's commercial objectives. Work closely with commercial and procurement teams on packages, appointments and key project decisions. Monitor programme, cost, risk and project performance, escalating issues and driving resolution where required. Manage interfaces between development, design, construction, operations and senior ownership. Support key approvals and decision-making throughout the development lifecycle. Maintain a clear view of the finished residential product, ensuring delivery decisions remain aligned with the original development brief. Candidate profile We are looking for an experienced development professional with a strong track record delivering complex residential projects, ideally including high-rise or major mixed-use schemes. Candidates should bring substantial client-side development experience and be comfortable operating across design, commercial and delivery disciplines. Experience working in the Middle East or other international emerging markets is essential, as is previous exposure to owner-led or privately held development businesses. The position is based full-time in Erbil, KRG , and candidates must be open to full time relocation.
